Here’s another reason why North London landlords should consider switching to a fully managed service. The new compulsory landlord database is set to begin rolling out across England from December 2026, adding yet another compliance responsibility for private landlords. Under the new system, landlords will need to register themselves and each qualifying rental property, with an annual fee of £65 per property. Failure to register could result in a civil penalty of up to £7,000, rising to £40,000 for repeated or ongoing breaches.

What will landlords need to do?

The database is being introduced as part of the Renters’ Rights reforms. While the final information requirements are still being confirmed, landlords are expected to provide details including:

•           Property and ownership information

•           Licensing and HMO status

•           Rent and tenancy information

•           Safety documentation, including gas, electrical and EPC certificates

Importantly, letting agents cannot register a property on a landlord’s behalf, so landlords will need to complete the registration themselves.
