1st Impressions really do count when it comes to selling your home

Selling your house can be a nightmare, but with a little preparation it can go like a dream.

Did you know?

On average it takes people 3 months to decide that they actually want to sell their home.

Thinking about selling your home this summer?

Summer is the busiest time of year to sell property, and although there will be plenty of competition here are a few tips to help you ensure that your home stands out from the crowd and sells quickly.

Get it right first time and save time and money

1) Decorating and staging

Whilst we all have personal tastes it’s best to try to remain neutral when selling. Therefore if you have any garish colours in any rooms it’s best to repaint. Colourful rooms may make for a talking point but they are far more likely to put buyers off.

Rooms with large pieces of furniture can look cluttered, it may be worth investing in some storage as space sells, and the less you have the more spacious your home will appear. If you have a bedroom that you are using as an office consider putting in a bed so that prospective buyers can imagine the space.

Don’t forget those all important character features, if you have them make sure they are on display, don’t hide fireplaces behind furniture or Edwardian tiles under rugs. And don’t forget to keep it nice and tidy.

2) Marketing your property

This is what you pay us to do, we are the experts and we love it! Once your house is looking ship shape we will send in our local photographers. Within a matter of days your home will be on-line and with 93% of all property searches starting on line it’s important that your agent is on all the major property portals such as Rightmove, Prime location and Zoopla. Our waiting buyers will be e-mailed your property as soon as it's on line.

Our details are beautifully presented and include free EPC’s and floor plans. We can also offer a bespoke premium sales package that includes video tours, please ask a member of our team to find out more.

3) Kerb appeal counts

First impressions are important when buyers are looking for their perfect home. Whether it be a 3 or 4 bed house, 2 bed flat or bungalow the choice of property styles available in Palmers Green and Southgate is extensive.

Make sure your garden is clean and tidy and well pruned back. Tidy away kids toys from the garden and stage garden furniture. Don’t forget to bring in the washing too! Ensure your fences are in a good state of repair and that your front door is well treated or painted. Any negative impressions could impact the speed of your sale.
