We offer a range of Letting Services to suit specific requirements. The service you choose depends on the degree of involvement you wish to have with your property.
Option 1 - Fully Managed
A comprehensive service for those wanting the peace of mind of an experienced property manager dealing with all matters relating to the tenancy. Our most frequently used service ensures that whilst you are kept informed, you are safe in the knowledge that after sourcing a suitable Tenant and arranging the move-in, our dedicated team of professionals will deal with every aspect of the on-going tenancy. An Income and Expenditure summary for your end of year tax return can be provided should you require. Legal Expenses cover for evictions under rent arrears is included within this service.
Option 2 - Rent Collection
For those Landlords wishing to have less personal involvement with their property. Your Tenant will be found, referenced and moved in. We will collect the rent on a monthly basis on your behalf, liaising with your Tenant on all matters account related. You will be responsible for dealing with maintenance related matters through the course of the tenancy and the inventory check out at the end. Legal Expenses cover for evictions under rent arrears is included within this service. Fees will be charged monthly.
Option 3 - Let Only
Designed for Landlords with the time and confidence to deal with the day-to-day management of their own properties. We will find you a Tenant, ensure they are suitable referenced and deal with the move-in. Whilst making sure the tenancy gets off to a successful trouble free start we will also provide you with all the documentation needed to deal with matters on an on-going basis. We offer two service levels under this option; Let Only or Let Only with Legal Expenses cover for evictions under rent arrears.
Rent Guarantee Insurance
Alongside all of our service options you can upgrade to include Rent Guarantee Insurance. Having a Rent Guarantee policy in place can protect you from being out of pocket as a Landlord. Although we take great care to determine an applicant's suitability as a potential Tenant and their ability to pay the rent, events occur that can alter their circumstances during the tenancy, for example redundancy, divorce or ill health. By using this service you are protected against the threat of unpaid rent. Furthermore, the policy will also pay 50% of the value of the rent for a further two months following successful eviction of the Tenant on the condition that the property is re-marketed through Anthony Webb on a sole agency basis immediately upon vacant possession.
